Project Update: CWU North Academic Complex

Project Summary:

Garco Construction is the prime contractor for this design-bid-build project. The work consists of the abatement and demolition of existing Language and Literature Building (L & L Location/Site) and associated site features surrounding and to the north of the existing building. In the L&L building’s place, landscape and civil improvements will be installed to create a courtyard that abuts the canal that runs through the campus. Construction of a new four-story 104,262 SF North Academic Center (NAC) including a 245-seat lecture hall, classrooms, and administrative offices. The NAC also features a four-story atrium at the center of the building with floor to ceiling cross-laminated timber (CLT) wall panels, glulam beams at the roof, and CLT roof deck. This is a LEED Gold project. After substantial completion of the NAC, the abatement and demolition of the existing Ferrel Hall will begin. This also includes civil, utility, and landscaping at the site of the existing building.

Additionally, Garco will construct a single story 3,874 SF Geothermal Utility (GeoEco) plant. This GeoEco plant will supplement the campus wide heating and cooling system to provide CWU with its first geothermal heating and cooling system. The mechanical systems within the plant will be visible to the public and CWU students to serve as a learning tool. The well drilling is outside of the scope of this contract, but connection to the extraction and injection wells and all associated mechanical equipment will be included.  In order to connect to the campus’ existing systems and to supply the surrounding buildings, over 5,000 linear feet of cold water supply and return, low-temp hot water supply and return, and ground water pipe will be installed throughout the active campus.

Recently completed milestones:

  • Demolition of the existing L&L Building
  • NAC footings complete in first two zones
  • Tower crane erection
  • First SOG pour at zone 1
  • Off-site utility installation substantially complete

Current Work in Progress:

  • Site storm and sewer utility installation
  • Underground rough-in at the NAC
  • Excavation of remaining footings

Upcoming work:

  • Structural steel erection to begin
  • Form, reinforce, and pour remaining footings
